We rented all seven units at this property for a retreat. We under-booked the number of people, so as to ensure Covid-safety best we could (private sleeping rooms for each member - even when rooms had multiple beds, large common area for covid-safe gatherings, etc.) When we arrived, the largest unit that was set to be our general meeting space - Dolphin 1 - had live cockroaches visible in the kitchen, on the counters, etc. There was an "atmospheric river" storm going on at the coast, and rainwater was leaking in through the windows. The other units were water-tight and generally NOT sparkling clean. Some were literally filthy, from the carpets to the splattered baseboards to crumbs that one of our guests found in his bed. Airbnb lists the property. Vacasa manages it. Some third party owns it. Maybe that third party is putting Vacasa/Airbnb at risk of Better Business Bureau complaints and worse? Sure, properties like this can be on the market, so long as they are advertised as "generally filthy, a little cockroachy, and leaky in spots." When we asked for help from Vacasa, we were told someone would be out asap. No one came while we were at the property. There were road closures from the storm. At any rate, we had to double up in a few rooms. We had to use another unit's smaller common space for a less-safe meeting room. We did not get to use Dolphin 1 at all. When we asked Vacasa by phone to refund us for the loss of Dolphin 1 (1 of 7 units, or 14.3% of the rental units), they offered first to give us a Vacasa-only credit in the amount of $327.43, or 11.2% of our total cost for our stay. I had to write another request, this time through the Airbnb website, to get them to at least refund us the amount that accurately represented the loss of 1/7th of the units - even though Dolphin 1 is MORE than 1/7th of the total property sq footage. I had to instruct them NOT to give me a Vacasa credit (I have no Vacasa account!) but to refund me directly, or at least give me an Airbnb credit. Finally (today, 9 days later) they directly refunded me 1/7th of what we paid. Vacasa staff on the phone were incredibly polite and seemed to feel bad for us. Again, this property owner - if they have anything to do with cleaning and upkeep - is putting Vacasa at risk, IMHO. It's also bad for Airbnb to put in this position, IMHO. We are members of a state-wide fraternal organization. We won't be using this space again, and we are worried to use Vacasa or Airbnb at all in the future if they aren't vetting these properties thoroughly, and if they don't create a standard refund process that accurately captures the true extent of the relative deprivation and breach of contract a client can suffer. We say this knowing full well that Airbnb and Vacasa may not have been fully aware of the state of the property. But that would be another issue....
