the place is very nice, but house was very cold when we arrived, and it was really difficult to get the radiators working. It got sorted in the end, but it was quite uncomfortable the first night.

Stayed here for a hen weekend. Perfect place, all single beds and a massive kitchen/dining area. Location was excellent! Hosts respond quickly to all queries! Only downside is upstairs taps weren't really working and one of the showers overflows! But there are a few bathrooms so it didn't affect our stay too much. Would recommend!

We were group of 18 for a friends hen do weekend. Positives The house layout was great, lots of room, with all single beds and dorm type rooms. Wonderful location and lots of space for us all. Negatives Lots was missing from the property being a self catering for that many people. Lack of basics and things needed, like salt & pepper, oil, cling film / foil. There were 6 forks for 20 of us, 1 small baking tray, 1 tea towel. Host agents delivered more forks when requested but still not enough for 18 people. Be warned, you are asked the day before for a £500 refundable damage deposit and met with threats of fines with sound alarms fitted in both communal room spaces (kitchen/diner and living room floors). I’ve never encountered this type of monitoring before and it made us very uncomfortable as if people were listening in, and not able to fully relax in the evenings chatting past 10pm. Door the roof courtyard rotting away so we couldn’t use. Several cracked tiles and glass panes also

We stayed here with a big group for work and it was the perfect house, very spacious and the living/kitchen area is great for a group getaway. Although we were aware about the noise monitor, we do believe it was too sensitive for such a big group. We received multiple texts to say we had triggered the noise alert, when we were not playing music, only talking to each other in the living space. Considering this is a house renting to up to 22 guests, we would expect the noise monitor to be able to cater to the general chatting between this amount of people. We were never shouting, playing music, singing etc., and therefore we found the threats to send security over and paying fines quite unfair. However, with that being said, the host was very communicative and understanding when we phoned them on the night to explain this, but it did mean we were very cautious the rest of the time and unable to fully enjoy the rest of the night. Overall, everything else was clean and location is amazing!

We stayed here as a family over the Christmas period and overall had a pleasant time. Location is perfect for both the seafront and high street. However, the noise alert did ruin our Christmas Day, which I did mention my grievances about it on to the host. Our family had a late dinner, which ran past 10pm and despite not having any loud music or "partying" as per the mentioned terms and conditions, it was triggered by us being in the same room when preparing the meal and talking to one another. Understandably, as the property allows 16 people in its property, you would assume that the noise level of 16 people being in one room would be considered. At the time, I missed the phone alert and was threatened that if the noise continued or I did not response, they were going to call a security team and charge me. This all happened on Christmas Day and we had to end our dinner early due to this, which was quite upsetting. It's a shame as the property is lovely, but the rules are strict.
