Permit # SLP10266 Located in one of the most desirable areas of the Newport/Balboa Peninsula, our oceanfront property sits between the Newport and Balboa Piers on the oceanfront boardwalk, with a myriad of activities and destinations all within easy walking distance from your front door. This front upstairs unit is one of three furnished units on the property, which can also be booked simultaneously (when availability permits) to accommodate larger family groups any time of year. Here's what you'll find: LIVING/DINING AREA: - Sofa & loveseat set - Cable TV - Dining table w/ seating for 4 - Sliding glass doors open to views of the beach KITCHEN: - Fully stocked with dishes, utensils, cookware, bakeware - Large and small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOMS: Bedroom #1: Queen bed Bedroom #2: Queen bed Bedroom #3: Queen bed BATHROOMS: -Bathroom #1: tub/shower combo; located off the hallway -Powder Room: located off the hallway EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. OUTDOOR LIVING: Front Balcony Area: Provides the best entertainment of all: plentiful sightings of dolphins, various species of migrating whales and other wonderful sea life can be viewed just off-shore any time of year. Likewise, watching the human world go by along the boardwalk throughout the day is a favorite past-time as well: - Small Electric bbq grill - Seating for up to 6 ALSO INCLUDED: - wifi - heating; tower fans - hair dryer; iron/ironing board - 4 low-profile beach chairs - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts) DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING PARKING: - Two back-to-front carport parking spaces, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space). - There is also general neighborhood street parking (metered, unmetered and pay-station). LAUNDRY: Shared coin-operated washer and dryer on-site LOCATION: Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport’s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade. ALSO: The other two units located on the property (the 3 bedroom/1.5 bath & 2 bedroom/1 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Pier to Pier
The best strategy is to park the car and not use it until your departure! There are several local transportation options (uber, the downtowner shuttle, taxi and more), but the best is on your own two feet or a bicycle. Bus service is nearby as well.
