7 The Old Woodyard is a fabulous holiday home situated on the western fellside of Kendal, near Kendal Golf Course, Serpentine Woods and just a 10-minute walk from the Town Centre. With three bedrooms accommodating up to six guests and one dog, this property is perfect for families or groups of friends looking for a central base to explore the wider Lake District National Park. The house spans two floors, commonly known as an upside-down house; the three beautifully decorated bedrooms and the bathrooms are located on the ground floor, while upstairs is the living space comprising the spacious living room with comfy sofa seating and the fabulous contemporary freestanding gas stove; a tranquil space to relax and watch a film on Netflix or perhaps enjoy the afternoon sunshine on the balcony with a book and a glass of vino! Also upstairs is the dining room with a wooden rectangular dining table ideal for a family meal perhaps, prepared in the adjoining kitchen, which is equipped with modern appliances including an induction hob and dishwasher - who wants to do the dishes while on holiday, right? And on that note, let's discuss the laundry. If you can't resist it, go ahead and use the washing machine and utility sink in the utility room. If you don't fancy cooking, you'll be spoilt for choice in Kendal, with great restaurants, cafes and pubs serving good food. There's also a tremendous real-ale scene with two brewery bars, Fell Brewery and Bowness Bay Brewery, plus the Factory Tap Bar within walking distance and all three love dogs! Kendal has good transport links, with Kendal train station linking to the West Coast Mainline between London Euston and Glasgow. However, if you are driving, there is off-street parking for two cars, and the property is easily accessible from the M6 Motorway. We love this property, and we're sure you will too! Ground Floor: The entrance hall leading to the Porch - With hooks to hang wet coats or walking gear. Bedroom 1 - With a king-size double bed, bedside tables and lamps, a wooden dressing table and chest of drawers, fitted wardrobes and the en suite bathroom with shower cubicle, basin with illuminating mirror incorporating an electric shaver point, a toilet and a heated towel rail. Bedroom 2 - With a king-size zip & link bed, which can be split into two 2.5ft single beds on request. Bedside tables, wooden dressing table, chest of drawers and a fitted wardrobe. Bedroom 3 - With two 3ft single beds, bedside tables and fitted wardrobes. Bathroom - With a large walk-in shower, a basin with an illuminating mirror incorporating an electric shaver point, a toilet, a heated towel rail and storage shelves. First Floor: Accessed via six steps to the landing and six steps to the first floor, with a handrail. Living Room - Two three-seat sofas, two armchairs, a Smart TV with streaming services (own accounts required), a BT TV Freeview box, a Sonos soundbar with Bluetooth connectivity, and a contemporary freestanding gas stove. The sliding door opens onto the balcony with outdoor furniture. Dining Room - Large rectangular wooden dining table with six chairs. The dining room is accessible from the main hallway or the kitchen. Kitchen - Large room with modern appliances including an induction hob and electric oven, integrated fridge, microwave, electric coffee grinder for fresh coffee in the Cafetieres, a dishwasher, kettle, 4-slice toaster, sink and plenty of cupboard storage. Utility Room - Large fridge and freezer, washing machine, utility sink, cupboard storage and a clothes maiden. Hallway - Incorporating a casual sitting area with two Art Deco armchairs and a bookshelf with a great choice of books and board games. Outside: The balcony, accessed via the living room, has outdoor garden furniture. The front of the house provides a park-style bench and parking spaces for two cars.
