Thank you! The Kozy Main+Guesthouse Kent Island home is thoughtfully outfitted for the comfort of our guests. The Main house features three bedrooms sleeping 8 people. (Upstairs, one king bedroom, one queen bedroom, and one bedroom with two twin beds. Downstairs, sleeper sofa in the living room). The detached Guesthouse features one bedroom sleeping 4 people. (The layout is an open, studio-like, concept with a king bed just off the kitchen and a sleeper sofa in the living room). There are two towels available for each guest plus extra pillows and blankets. This home is located in a residential neighborhood of Stevensville, Maryland. If driving East, you will take the first exit off of the Bay Bridge and drive about 2-3 minutes to reach the home. The Main House is a two-story home (all bedrooms require guests to be able to use the stairs; however, the sleeper sofa is on the first level). There are 5 steps from the parking area to the wrap around porch, and entrance of the Main House. There are also a few steps to the entrance of the Guesthouse. The backyard is Huge! There is a large deck to the rear of the Main house with a grill and outdoor furniture for guest use, as well as a screened in porch on the side of the house. The layout of both houses will give you plenty of privacy during your stay. New appliances, dishes, and towels are all available for use in both the Main House and Guesthouse (Yes - a second full kitchen in the Guesthouse!). Again, plenty of space in the backyard for a game of frisbee or just relaxing on the back deck. The Main House features a wrap-around deck; rocking chairs await your arrival for a relaxing time sitting on the front porch. HOUSE PERKS: --This rental includes x2 kitchens, both with a fridge/freezer, sink, stove, oven, microwave, toaster, hand mixer, & coffee maker. Essentials like plates, cups, glass cookware, pots/pans, utensils, & paper towel will be provided for your use. --Along with coffee, a few K-cups, creamer and tea bags are provided. --Cooking spray, olive oil, salt/pepper, and few other spices are provided. --A hair dryer and showering essentials are provided. Bath towels/wash-clothes are available for each guest. Each bedroom has a designated closet with hanger storage for clothing. There is also an iron and ironing board in the master closet. --A few board games/books/children's toys are available for your use. --Guests will have access to the entire driveway, which can fit approximately 6 standard size vehicles. TECHNOLOGY: --All of our TVs are Roku TVs for seamless streaming. Free WiFi is provided during your stay, and you will have the ability to login to any of your own streaming apps for your enjoyment (although we do encourage outdoor exploration of the Island) --TVs are located in both living rooms and master bedrooms. --A washer/dryer is available for your use in both the Main House and Guesthouse. A few washing pods are also available for use. ADDITIONAL INFO: We value our relationships with our neighbors and also want to be able to provide an in-its-best-shape space possible for our guests, so we have a few booking rules we follow: --AirBnB users who are "verified" and who already have positive reviews from other hosts. --Renters that are above the age of 25. --Renters who are not bringing pets. --A maximum of eight guests per reservation. --Renters who are not throwing gatherings/events. (We do have a doorbell camera on the front and side doors of the home, but rest assured these cameras are not actively monitored unless an issue arises.) ***Smoking is NOT allowed inside or around the property. If there is any evidence of smoking occurred inside or within 50 feet of the property (smoke smell, ashes, paraphernalia, etc) there will be an additional $300 cleaning charge and/or loss of security deposit if one was collected.*** ***While we do provide a few toys and books as well as children plates and utensils, the home is by no means baby-proofed. (Furniture is not secured to walls, outlet blockers are not included, cabinets/drawers are not locked, etc.) Guests bringing infants are asked to bring their own pack and play/portable crib, and to please keep an eye on your own children for safety particularly near the stairs.*** CHECK-IN INFO: --Guests who book will receive detailed check-in instructions and a unique key code for entry on the morning of their scheduled arrival. All of this will be communicated through AirBnB messenger. --Check-in is between 4 and 10 p.m.; guests must check out by 10 a.m. so that we can clean/prepare for our next renters before they arrive. (Note: We will try to accommodate early arrival/late check out requests, but often times, the cleaning crew requires the full time between guests if we have back-to-back bookings.) --Our cancellation policy is moderate.
