Beautiful location, but property needs some maintenance, experienced HVAC noise and broken fridge door as well as pet hair, and we had to wash sofa cover. Glad Airbnb acknowledged and provided partial refund.

Beware of this listing! We have rented with Airbnb/VRBO for DECADES and have never had such an outrageous experience with a host! Reservations, payments and confirmations/receipts were received by Airbnb for this listing. However, Vacasa Texas absolutely ghosted us with no responses to messages. We arrived after nearly a 4 hour travel time to the ‘Spicewood’ 2 BR Tree House’ in The Reserve and spent over two hours in a never ending loop of incompetence with Vacasa Texas because they would not acknowledge the reservation we had booked! In spite of a three way call with Airbnb, we could not get Vacasa to cooperate. Shame on them! The Airbnb agent could not have been more helpful. Ultimately we were refunded by Airbnb and Vacasa was penalized, but had no place to stay at the end of the ordeal!! Airbnb offered other places but the available rentals at such a late hour were too far away. Consumer to consumer, beware of this rental, something is sketch with Vacasa Texas!!

The house was beautiful and clean. There was direction on how to get there and how to get in and how to connect to wi-if… though the Wi-Fi instructions were wrong! There was no instructions for anything else including checkout. We spent all night trying to download the app and connect which it wouldn’t as the app they used was separate to Airbnb. Then we tried to call via the website and spoke to support team who explained the host was onsite and they will give us a number so the host could help us. We called and texted the number with 0 response. Then we used their websites chat support who said they have contacted the host QBR will be in touch soon once they her back from the host. Again nothing. Then we used Airbnb support who couldn’t help as they had no view into anything outside of what was physically in the actual app which again meant they couldn’t help. Finally on the last night we reached out for checkout details which we received in minutes!
