Areas of the house will be locked and inaccessible. Please be respectful and do not attempt to enter my personal space. There are a few things to be aware of before you book. My home is lived in and loved. It is my Happy Place and I hope it becomes yours as well. It is not a sterile, impersonal rental nor is it "flawless". It is an older river cottage with character and flaws. If you're looking for a clean, comfortable place to relax and recharge it is perfect. My Maximum Occupancy per county zoning is Two People of any age, including infants. My home and grounds are unsuitable for children under age 10 including infants and especially toddlers. Due to unfenced, open river access, my insurance Does NOT Permit me to host reservations which include children. Any bookings that include children under age 10 will be cancelled. SMOKING: Smoking, vaping, dipping, 420 or illegal drug use are not permitted anywhere on the property, inside >or< out. ALLERGY INFORMATION: When I am home, I have two cats who live with me. While I do my best to ensure an exceptionally clean space, I cannot guarantee my home is allergen-free. Gracie and Princess do not appreciate other animals in their home and I am allergic to dogs, so please no animals when you visit. BUGS & CRITTERS: You WILL encounter wildlife, including insects & spiders during your stay. We do routinely treat for insect control, but being on the water, insects are A Thing. They will come in the house, especially if you leave the doors or windows open. We strongly recommend cleaning up any food or drink spills promptly or the ants WILL come. This is life on The Rivah and unavoidable. Outside, you may encounter snakes, lizards, birds, spiders, neighborhood dogs, and other wildlife and insects. Osprey, Heron, Eagles and other sea birds many leave "presents" such as partially eaten fish, oysters or crabs (and poop!) on the dock, deck or in the yard. No discounts or refunds for any encounters with wildlife, insects or for any deposits/debris/webs left behind by said wildlife, inside or out. GROCERIES: Although restaurants and shops are several miles away, the drive is enjoyable and scenic and best of all: No Traffic! The only thing that might slow your journey briefly is an Amish horse & buggy. For basic needs, we do have a Dollar General less than 10 minutes away. For fresh meat or produce you will need to travel 15-25 minutes to Warsaw or Kilmarnock Please plan accordingly. The closest Walmart is in Kilmarnock 21 min away. EV CHARGING: The nearest EV charger is at the Sheetz in Tappahannock. We do not have a way to SAFELY charge your EVs. Please don't try or you will blow breakers in the house. CONNECTIVITY & WIFI: The 3 major cell carriers typically have 2-3 bars, so cell service is generally not an issue; however, you may have dead spots in the house. WiFi is high speed fiber broadband with an average of 50-60 Mbps. We offer it as a courtesy to our guests, not a guaranteed amenity.
Stephanie’s instructions were very helpful. The house was spotless and the view was beautiful. The location, although very serene, quiet and relaxing, was a little too remote for us. Also, we would have liked access to a second bathroom.
We were the first Airbnb guests in Stephanie's home, which exceeded our expectations and made our Anniversary stay so enjoyable and memorable. First, "tranquility" is an understatement. The property is both picturesque and serene that we couldn't get enough of it from breakfasts and dinners on the deck and drinks on the dock under incredible sunsets. Second, the bedroom (sliding glass doors overlooking the water) and bath also included the use of a full kitchen and living room. The home was well-appointed, furnished, and clean. Lastly, the area is secluded, but within a 10-minute drive is a state park where we rented kayaks and a 25-minute drive took us to Kilmarnock, a quaint town with excellent dining options. Thank you, Stephanie, for making your beautiful and peaceful home available.
Richmond County is predominantly rural farm county with a large Amish population and a low population density overall. Many of the surrounding farms are owned by the Amish. You will likely encounter Horses and Buggies on the roads during your stay. Please pass with care.
The cottage is at the tip of a peninsula surrounded by water. The peninsula was once owned by Thomas Glascock and was part of the original 600 acre Indian Banks plantation patented in 1652. Thomas Glascock built Indian Banks (NRHP) in 1699. He was married to Esther Ball, George Washington's cousin. Mary Ball, George's mother, was born just down the road in Lively, VA. George Washington is known to have stayed at Indian Banks many times. He's even signed his initials in a brick on the home! The home is private but visible from the road.
The neighborhood is very peaceful with farmland, undeveloped forests and water surrounding the peninsula. Homes are on large lots and the neighbors are wonderful. We are close to Belle Isle Park where you will find hiking trails, kayak/canoe rentals and a public beach!
We are quite rural so you will need your own vehicle. There are no Uber or Lyft services here.
The street and driveway are narrow. Nothing larger than a standard pick up truck will fit. Duallys will be a verrrry tight squeeze. No street parking or parking in the yard.
