45 Low Street is a beautiful 17th century cottage with a blend of character features & contemporary styling to make it an ideal place to relax & unwind. It is located in the historic village of Hoxne, extremely close to the fantastic pub & village shop, & has a network of country lanes and footpaths on its doorstep. It is a delightful holiday home for a couple, friends, or a small family wanting to explore the outstanding countryside & a host of attractions easily accessible from the property. 45 Low Street is a beautiful 17th century and rural cottage providing a fantastic blend of character features and contemporary styling and is an ideal place to relax and unwind. It is located in the historic village of Hoxne, which has an grade 2* listed and excellent pub serving locally sourced food, and a village shop so you don't even need to get in the car to purchase basic supplies. Situated in an outstanding rural area to the south of the Waveney Valley it is surrounded by a network of country lanes and footpaths, which start from the village. It is a delightful holiday home for a family, couple, or friends wanting to explore the outstanding countryside and host of attractions that are easily accessible from the property. The cottage This characterful and impressive timber framed cottage has many architectural features including beams and an inglenook fireplace. It is equipped with a modern wood pellet stove, gas central heating and hot water as well as a gas range stove for those who enjoy cooking. It is cosy in the winter and cool in the summer. There is an entrance porch for coats, shoes and boots, which leads onto a well-proportioned reception room, initial kitchen which leads onto a breakfast room with a table and French doors opening onto the garden. The spacious bathroom and toilet are on the ground floor by the back door of the cottage, as are the two kitchen areas with dining table and seating for up to 6 people. The traditional cottage stairs lead to the spacious bedroom, which is timbered and has a shuttered window overlooking the garden. As is typical for a cottage of this age and type the stairs are steep and winding. The south facing cottage garden offers a place to eat outside and has a herb garden that guests are welcome to use. Terms of usage 1. We have not specified quiet hours as we expect the volume of the TV, music, and any other noise inside or outside to be restricted to a considerate level at all times. 2. As the mobile signal in the cottage is very poor if necessary the landline can be used for incoming and outgoing calls (the number is on the back of the handset), with all charges for calls longer than 30 minutes in duration payable by the guest. 3. To ensure that the woodburner remains in good working order please it after every use, which is very easy to do and we have provided instructions for. 4. The maximum number of adult guests is two. 5. As the cottage is 400 years old and off grid heating costs are considerably higher than average, and so to avoid the heating being on permanently please use the boost function, rather than leaving the heating in manual mode, when its use is required outside of the scheduled hours.
We had a wonderful stay here. The cottage is so cosy and decorated really nicely with gorgeous original features. The rooms are spacious and it had everything we needed for a lovely stay. The village of Hoxne is also super pretty, the local pub just down the road was again super cosy and the food we had there was very very good! Our hosts were very friendly, helpful and responsive. We very much enjoyed our stay and would definitely recommend it!
Lucy was so helpful and had great communication from the get go. The place was absolutely gorgeous, incredibly cosy and full of character and charm which was just what we were looking for. Would have moved in if we could! :) The surrounding area is great for some country walks looking at the other beautiful old buildings in the village. Also met some friendly sheep and horses and saw a very big sleepy pig. Everything was topped off by going into the village pub which was just as gorgeous as the house and just as fitting. Very friendly and super cosy with beams, large fires and fairy lights to match the aesthetic of the house, and the perfect stop on the way back from our walk only a minute away from the house. Will definitely look at returning. Thank you for a lovely stay stress free stay.
This is a lovely old traditional cottage, set back from the road. (Parking was on the road). When the sun is out, it has a little sun trap outside the kitchen doors, perfect for a winter warm up, with a cuppa. Inside, the cottage is warm, cosy, peaceful and full of character. The cottage is nicely decorated, well appointed and the owners were very obliging with providing useful items and answering any questions. Do be aware that there are a couple of steps between each room downstairs, as the cottage is on a slight slope. I did find that I had no mobile signal, but if you have Wi-Fi supported messaging and call services, you will generally be ok, as there is also landline. The pub is less than 200 yards away and serves good home cooked food. There is a village shop opposite the pub, which stocks a range of supplies and has a post office too. 3/4 mile up the road past the village hall there is a friendly cafe, which sells fresh vegetables. A lovely place to stay.
Hoxne is a historic and pretty village situated in Mid-Suffolk 3 miles from Eye and about 6 miles from Diss, and is a couple of miles off the A143 with easy access to Norwich and Ipswich, Bury St Edmunds and the coast.
The surrounding rural area is to the south of the Waveney Valley and surrounded by a network of country lanes and footpaths. It has an absolute treasure trove of history with a unique and ancient past and will forever be associated with the legend of St Edmund, King and Martyr, who is thought to have been killed here by the Vikings in AD 855, and is blessed with a multitude of listed buildings.
Tools of early humans were discovered here and the largest hoard of Roman treasure in the UK, which is now on display in the British Museum in London.
At one end of the village is the church, the village hall at the other end and between the two lies the village green with the magnificent 16th century pub, The Swan Inn, providing a perfect place to refresh and refuel using fresh locally sourced produce.
Nearby you will find a range of good pubs and restaurants including the Fox and Goose at Fressingfield and The King’s Head at Brockdish, locally known as the pizza pub. . The Hoxne village shop and post office is a useful stop for picnic provisions and fish and chips can be purchased between 5-7PM on Thursdays in the village hall car park.
As well as many beautiful walks Hoxne is a perfect place to explore the Waveney Valley and the best place to start is its source at Redgrave and Lopham Fen.
The nearby historic market town of Eye is full of painted cottages and period buildings. Sitting dead in the centre of Eye is the Town Hall, an unconventional building dating back to 1856 and is home to the weekly market which was short listed for the BBC Food and Farming Awards. The Grade I listed church of St Peter and St Paul dates back from the 14th Century and it sits near the castle grounds. The town also has a play area, skatepark, football pitches and a large area of woodland walks.
Diss is a small market town distinguished by the landmark Diss Mere, covering six acres in the town centre and one of the deepest inland lakes in the country. The Heritage Triangle hosts over 50 independent shops and businesses and is also where you’ll find Diss Corn Hall, built in 1854 and one of the last functioning corn halls in England. Following an extensive renovation in 2017, the Corn Hall is now a vibrant arts venue that hosts a range of entertainment, exhibitions and activities. Diss benefits from three main supermarkets as well as a range of smaller independent stores including three family run butchers. There are also a number of independent restaurants and cafés in Diss, including Weavers Wine Bar, Amandines, The Angel Café and Hug on Market Hill. There are also a number of traditional pubs in the town as well as a range of takeaways and chain outlets.
