Centrally-located to get anywhere fast in WNY, this 1600 sqft home featuring a darling front porch & modern updates is the perfect spot to experience the "City of Good Neighbors!" Perfect for families, business, a romantic getaway or a weekend with friends! *BONUS: NO CLEANING FEE! **Option to rent the front(7), the back flat(4) or the whole property to sleep 11! The Cozy Cottage is a 1600sqft cozy and quaint historic Village home originally built in 1836 but updated to tie the vintage charm in with modern updates! Centrally located in Western NY, right in the heart of the local favorite, the Walkable Village of Williamsville, it is so easy to get to just about anywhere in the area from here! You'll love walking to restaurants, shops, parks & the extremely popular: Glen Park Waterfall! This 5 bed, 1.5 bath fun & uniquely-designed home comes equipped with everything you need to have an amazing experience here in the city that we love so much! We call it "Buffalove!" Entrance: You won't miss the dark charcoal siding paired with the warm and modern cedar railings on the large front porch with the bright yellow door! You can park one car right at the front of the driveway (With the back in line with the sidewalk) and walk right up to the front door to enter the home via a smart lock with your personalized one-time code for your stay. Welcome home! (You will also have access to the back door which will also have an electronic code to enter.) Mud Room/Entryway: As soon as you enter you'll have lots of space for your coats, shoes, strollers, bags in our spacious mudroom. We've left some reusable bags to use while grocery shopping her in NYS and an outdoor picnic blanket that you can borrow to enjoy a picnic down by the Glen Park Waterfall. :) Living room on main level: Walk right in from the mudroom to the large and spacious living room. Two cozy couches, a separate reading nook paired with an antique table from the 1830s, and a large work station to seat two people who might need to get some work done...create an inviting space to binge-watch your next show on our smart TV, catch up with family and friends, enjoy your coffee in the morning or relax with a book at night! The built-in bookshelves are stocked with some children's books, games and cards, cookbooks, and workout equipment to use. You should find the smart tv remote and apple tv remote located to the right of the mantle on the top shelf. Kitchen: You'll notice the bright cottage kitchen fully stocked with all the essentials you'll need to make your morning coffee fix, stay-in dinners, or late-night snack. (Spices and all!) There is a Refrigerator with Freezer, Oven/Stove-top, Microwave, farmhouse sink and lots of cabinet/pantry space to store your groceries. Island with 3 leather counter stools and space at the end to add a high-chair if you need one. We have a lot of great appliances: Blender, hot water kettle, toaster oven, K-Cup/drip coffee machine....even a Kitchen Aid Stand Mixer! We try our best to provide you with the conveniences of home, but if there's something you're missing, please don't hesitate to ask. We want to make your stay as comfortable as possible. :) Dining Area: You'll notice the key design feature: the original wood ceilings from 1836! We have a dining table with 6 comfy chairs and a couple extra stools if you need to squeeze in some more friends. You're welcome to use any of the plates, platters, bowls and vases located around the dining room and in the little closet. We also have a bar cabinet equipped with glasses, wine charms & dinner conversations cards. *The Shark Vacmop plugged in the corner is available to use if you need to quickly vacuum up some crumbs or use the mop spray feature to wipe up a spill. The larger vacuum is located downstairs in the pantry. Den: Right off of the kitchen, you'll find the den. (What used to be the homeschool room for our family.) It is the perfect spot to accommodate your work needs, a larger table with seating for 6, a cozy little couch to read a book & some supplies to make the kids happy: arts and crafts, puzzles, games & classic novels to enjoy during your stay. And, if you're a fellow homeschool family, we hope you enjoy the large dry-erase board we decided to keep up. :) Bathrooms: 1 full bathroom (located off of the kitchen on the main floor) equipped with towels, makeup washcloths, shampoo, body wash, hair dryer, toilet paper and kleenex. Enjoy the jets in the tub to pamper yourself with a relaxing bath bomb. We've also included a baby bath seat & a floor cushion for your knees while your giving your littles a scrub. :) There is an additional half-bath located upstairs with a jack-n-jill door connecting the primary bedroom with the third bedroom with the twin beds. Bedrooms: There are 3 separate bedrooms (all 3 located upstairs) and the sizes include a king, a full & three twin beds . This home comfortably sleeps 7 & we also provide a pack-n-play if you have a little one. All the bedrooms have great closet space filled with some hangers & laundry bins. Speaking of Laundry: There is a Washer, Dryer, Laundry Detergent, drying rack & iron and ironing board (located in the second bedroom closet). The Laundry is located in the basement with access off of the kitchen. We have provided laundry detergent pods (Seventh Generation) and also Oxi Clean Pods, as well as some Dryer Balls and Spray-n-Wash for those Buffalo wing sauce stains. ;) Basement: This is where the laundry is located along with the pantry which will have some extra supplies. If you have kids, we have a little playroom with a traverse rock wall, a little swing and rope, a train table with a train set to build, some various toys our kids have donated and a Barbie dream house that our girls have shared. :) There is also a TV that can be powered on with the side button and you can cast shows via Chromecast. (This is located in a basement that is almost 200 years old, so we just encourage you to play with caution.) The Great Outdoors: While staying at the Cozy Cottage, you are welcome to use our private front porch featuring a cozy swing for two and a bistro table and two chairs. If you can't find the cushions, make sure to check the plastic bin. *If you have just rented our front house (The Cozy Cottage) then our charming backyard will be shared with guests who may be staying in the carriage house behind called, The Village Flat. If you've rented the entire property (Both the front house and back carriage house, then the backyard would be completely private for you and your guests. Features include a patio with an outdoor table and six chairs (seat cushions may be hidden in the plastic bin next to the table. (Table & chairs provided May - Oct months) A baby swing, a kids table, a sandbox for the summer months & a tree swing. We also have so many great parks within walking distance of the house so there is plenty of space to play catch, enjoy a picnic, and soak in this beautiful Western NY sun and air! This Village gem is available all year round and provides a much more cozy and authentic experience for your getaway compared to a boring hotel setting. A multi-purpose space suitable for families, business travelers, romantic getaways and those seeking to explore all that this amazing city has to offer! Comfortable and cozy boho cottage is exactly what to expect. Well equipped with a super nice welcome package with Buffalo treats and a lovely bottle of wine!! Nia was incredibly responsive and you know her and Jeremy's objective was to make every guest feel at home!! Also, location GREAT for walking to restaurants, breweries, coffee shops, and shopping. As well, there is as a great park close by!! Highly recommend 🤗🤗🤗

Charming and cozy. Beds were comfy, kitchen was beautiful and well equipped. Nia left us a few fun treats to enjoy. It was nice to have the little powder room on the floor with the bedrooms. It connects two of the bedrooms. The couches in the living room are big and comfy too. And art supplies and games for children around too! Love it, this was our second visit.
Absolutely loved our stay and it was perfect for our family of 7 in town for holidays. The house was beautiful, clean and had everything we needed plus more. Great location, walkable to so many great restaurants and shops. The hosts were extremely responsive, and helpful. We will definitely be back!

The Historic Village of Williamsville, all 1-square mile of it, has something for everyone! Year round there are festivals, family movie nights, live music 3+ nights a week, walking tours, etc. Every kind of cusine for whatever mood you're in...wine bars...modern bars...classic and hipster pubs. Great local shopping where you'll find unique items that no one else will have. :)
We're 50 yards from Main Street on a peaceful street with friendly neighbors. We have a Chiptole, Jersey Mikes & Wine Bar located right next door!
The house was built in 1836 and we've lived in it ever since. JUST KIDDING! ha It's only been 'ours' since March 2014. We love our cozy cottage, it's character, and this location. We hope to share that same love with you through this cozy, clean, comfortable home away from home. Because lots of love went into this home, we ask that our guests are respectful as this is a well cared for, older home in a residential neighborhood and not a party house. (We love our neighbors!) Only registered guests are allowed to stay overnight and no more than 15 people can be at the property during the day if you're having visitors. Thank you!
