Kick back and relax in this calm, stylish space. The View at Orchard View is in a small village by Carsington Water. Set in open countryside, in the heart of the Derbyshire Dales, perfect for walkers and those wishing to sail on Carsington Water. We even have a large parking space perfect if you wish to bring your own sailing dinghy plus three other parking spaces on a private drive. Just 40 m walk to a charming country pub. I am sorry this holiday let is not suitable for children or animals The View is a self contained holiday let, part of the main house,Orchard View,where the owner lives. Guests have their own sun terrace and own private doorway to a spacious three bedroom,self catering property that is all on one level. The main living area is a stunning open plan, lounge, kitchen/diner with a hallway to three ground floor bedrooms and two bathrooms ( each having a washbasin, WC and shower). There are large sliding doors from the lounge area that lead onto the sun terrace surrounded by a glass balustrade. I am sorry we do not accept children under the age of 16 or any animals. The property is surrounded by mature and also young trees planted by the owner which provides a beautiful foreground to the open countryside. The grassed areas are private but there is a considerable amount of terrace to enjoy. There is a large dining table and six steamer chairs for relaxed living. There is parking for three cars on a private driveway of the property and space for two more in our own private walled parking area on the roadside which is ideal if you are bringing your own sailing boat or touring with a mobile home.July and August minimum of three nights please

The property is very attractively furnished, comfortable and spotlessly clean, in a peaceful setting with amazing views. Annie’s communications were helpful and informative. We felt welcomed and relaxed and would definitely consider returning.

We wanted to do a few days walking in the Peaks and was looking for accommodation in the south area of the peaks close to Matlock, I saw this and it looked a beautiful house and stunning views. I had to enquire as it stated no children but our girls are 15&12 and sensible and Annie was happy with this. House is easy to find with Annie’s instructions, easy to access on the day. House is as described, spotlessly clean, spacious and welcoming. Views were stunning. A patio to use on a sunny day which we unfortunately never had but the log fire was good enough and used both evenings with fire wood provided. Rooms were spacious and 2 bathrooms which made it easy with 4 people getting ready. There is a pub at the bottom of the drive and a very short walk where we had a very nice meal, it was quiet when we was there but recommendation is to book. For walking in peaks location is ok but to get to the northern side it is quite a drive. Would revisit Check out was early on last day
The View at Orchard View is set back from the road in stunning scenery and is a beautifully quiet.
To walk to Carsington Water (down the lane by the side of the church) it takes approximately 15-20 minutes and by car on the road 2 minutes. Perfect for all water sports, sailing, paddle boarding, kayaking, windsurfing.
From door to door we are less than 100 metres away from a great village pub( The Red Lion) serving great food and real ales. We are between Wirksworth and Ashbourne and it’s a 12 minute drive to both from Hognaston.
Plenty of parking off road in allocated parking areas at The View.
Very minimal public transport around rural areas so realistically need to be able to drive to explore farther afield such as Dovedale, which is approximately 20 minutes drive away. We are in the White Peak(white limestone) and most of the Dales are within 40 minutes drive. The Dark Peak( gritstone) is 45 minutes away.

I’m a retired nurse who rented her last home( in Ashbourne) out as a holiday let. I’m now back in my family home, where I grew up, in a small Derbyshire village. I’ve had the property completely renovated and now rent out half the property as a holiday let. I’m passionate about the village as my family on both my mother’s and father’s side go back hundreds of years here and so I feel very connected. It’s a privilege to share it with guests.
