Molto accogliente e fresco d'estate, si estende al piano terra in una delle parti più suggestive del borgo: salotto con camino, camera matrimoniale con bagno/doccia, cucina che si apre sul patio privato, dal quale si gode la vista di splendidi tramonti e vedute sulla valle del Tevere. Splendida piscina in condivisione con tutti i residenti, insieme al parco e percorsi nel bosco.
