The property has cob walls and together with number 23, the cottages are thought to be the oldest in Topsham. Many of the original features and character of this unique property have been retained which means some low doorways and beams on the ground floor so those taller than around 5'8'' will need to watch their heads in places! Positioned on one of the most prestigious roads, the cottage is full of history and enjoys an ideal location in the heart of the town, next to the Topsham museum and just across from the River Exe. The ground floor has a cosy sitting room with two-seater sofa and additional armchairs. A large bay window floods the room with light, as well as offering great opportunities to people watch. Along the hallway is the well-equipped kitchen with a traditional AGA at the heart of the room (a copy of Mary Berry's AGA cookbook is provided), although there is an additional gas hob and small convection/microwave oven for those who'd prefer. The kitchen leads to the dining room which is a fabulous room with large dining table and chairs for six. Guests are asked to mind their heads here with low beams that range from 177cm to 180cm in head height, but fine of course for sitting down and enjoying a sociable evening together. A door leads from the dining room to the small private courtyard garden with high walls - a real sun trap to enjoy an evening glass of wine. There is also a communal lawn area in front of the property, shown in the photos. The upstairs is accessed via the hidden stairway from the kitchen to an open and airy space. The spacious master bedroom has a King-sized bed and views of the River. This delightful room is full of light and has plenty of space for storage and armchairs to relax. The second bedroom also has a King-sized bed. The third bedroom has a small double suitable for single occupancy or for two children. All are decorated in calm, tranquil colours that reflect the riverside location and make the most of the history and charm of a property of this nature. The bathroom is also upstairs with a W.C, sink and shower over the bath. Topsham is a delightful town on the banks of the Exe Estuary within easy distance of the coastal towns of Exmouth and Budleigh Salterton. The Cathedral city of Exeter is also a short drive away. Topsham is served by a regular rail link from Exeter to Exmouth, just a short walk from the property, ideal for those wishing to use public transport. Topsham has a wealth of high-quality shops, inns and restaurants offering varied cuisine, not to mention the Saturday farmers market. Michael Caines retaurants at Lympstone Manor and Mickeys are a short drive away. Topsham boasts an outdoor swimming pool, bowling club, sailing club and delightful walks and cycle path along the Exe Estuary trail ideal for bird watching.
