A recently converted Devon cob barn. 2 double bedrooms, 2 bathrooms, dedicated workspace, large open plan living area, outdoor seating and private parking. From the doorstep: Walk to explore the extensive footpaths around the village and Exminster Marshes nature reserve. Cycle the Exe Estuary Trail. 22 miles of mainly off-road routes to the historic city of Exeter, Topsham Port, and gorgeous beaches of Exmouth, Dawlish Warren and Budleigh. Drive just 30 minutes to Dartmoor National Park There are two bedrooms on the ground floor with garden views. One ensuite with king size double bed. The second bedroom has a double bed and separate shower room. Both beds have hand-made Oakley Ortho mattresses for a restorative night's sleep. Large open plan living area on the first floor with spacious kitchen, farmhouse kitchen table and huge lounge. There is a single sofa bed in the living area. In the entrance hall there is a dedicated workspace with desk, comfortable chair and stationery. This is the perfect place to sit quietly go online to plan your itinerary, or pretend to do a bit of work. At the same time you are in the centre of the building, so not too removed from everybody. Outside there is a partially paved garden area with seating. There are quiet streets on one side of this area.
Jo is a wonderful host, very thoughtful, friendly and welcoming. The cottage was an outstanding restoration of an old stone building. The level of craftsmanship and quality was world class and the result was a very harmonious, comforting and relaxing environment to be in with well appointed appliances. A great place to relax and recharge. Great walks from the front door, a very convenient shop close by and three great pubs with good food and beverages near by. Easy parking and driving access to many local sites and resturants. We had a very memorable stay and look forward to a return visit.
Joe was a wonderful host. We felt very welcome especially with our two young girls. Joe encouraged him s to use her garden with the chickens for our water egg hunt which was fun. The entire barn is well equipped, especially the kitchen. Joe has put so much passion and detail into small things and the interior. When we had a little television problem Michael immediately solved the issue and was on site. The village of exminster is very small and close to all other lovely towns. And destinations. There is a little Tesco’s and a pub close by. We had a great time despite the rather rainy weather. Thank you for being so kind and helpful to us!
We had a lovely stay in Jo’s cozy and gorgeous Airbnb. The open living and kitchen area were beautiful! The beds were super comfy and the place was spotless when we arrived. She was a great host, attentive and provided us with everything we needed. We would definitely recommend anyone visiting exminster to stay here!
There is so much to do in this gorgeous part of the Exe valley.
We are on the edge of the village of Exminster, which has two pubs, local shops, cafes and a 55 acre golf course with spectacular views.
For bird watchers and walkers. We are close to the Exminster Marshes RSBP nature reserve, with beautiful walks beside the Exeter Ship canal leading down to the historic Turf Locks hotel, on the edge of the Exe Estuary.
For cyclists. A quiet road takes you onto route 2 of the national cycle network giving you mainly off road access to Dawlish Warren beach and nature reserve, Topsham port and on to the fabulous beaches of Exmouth and Budleigh Salterton. Or you can head straight into the cathedral city of Exeter.
City Life. Exeter has plenty to offer with a large shopping centre, theatres, museums, festivals throughout the year and water sports on the quayside. Exeter is just a 15 minute drive, 30 minute cycle or buses stop outside the door every 30 minutes and will take you straight into the city.
Dartmoor National Park is a 30 minute drive away if you want to get right away from it all and explore the tors or swim in freshwater rivers.
Our local beach is Dawlish Warren, perfect for a quick trip if you fancy a dip, and the beautiful beaches and coastal walks of Exmouth, Teignmouth, Sidmouth and Budleigh Salterton are all within 30 minutes drive.

The barn has parking for two cars in our large driveway.
We are minutes away from route 2 of the national cycle network for easy, and mainly off road access to Dawlish Warren, Dawlish, Exeter, Exmouth and Budleigh Salterton.
If you prefer to travel by boat you can walk across the fields and catch the river ferry to Topsham, or nip to Starcross and take the ferry to Exmouth.
The number 2 and B bus services between Exeter and Teignmouth stop right outside on Exminster main road and run every 30 minutes.
The nearest train station is Exeter St Davids.
We are 20 minutes drive from Exeter Airport.

We moved here over 25 years ago because we wanted to be near the city but with access to open countryside and the sea. When we arrived, our house was surrounded by old farm buildings. Eventually they gave way to quiet streets, but we were able to save our 200-year-old barn. We converted it over the course of 2021/22. It was a fun project and a steep learning curve. The end result is a beautiful place that people will enjoy for decades.
