Place itself is well designed, Internet and Sono indoor and outdoor sound systems were not working properly, was connecting to next door villa instead of ours. Cleaning staff was taking whole day to replace towels and clean. Floors and tables were dirty, dishes unwashed ( dishwasher broken ) smelled really bad. AC at Madter bedroom was not working. Cleaning staff was busy on their phones all the time hanging around interfering with guests relaxation in the Villa. Chef over salted most of the meals and was drinking after work our liqueurs, overstayed after meals were served. Chef also took leftovers home and left fridge completely empty Service was terrible! Staff accused one of my guests of yelling at them, which was completely unacceptable. No one raised voices, just asked for towels which were still laying dirty by the end of the cleaning! Beds were full of sand after they made them. Overall I would not recommend anyone to rent this property!

This house and hosting team are PHENOMENAL! We had a group and stayed at the house the entire time, enjoying the beautiful views and lounging spaces. The vendor options provided by the house were all wonderful (Chef Jesus, Yoga with Analisa, and Sound Bath/Reiki with Pablo and Victoria). The surrounding views are incredible. I recommend this house to people who are happy to stay in the house for most of the vacation - it will not disappoint! - as it is a distance to the more populated area of Tulum. Many thanks to Maria Jose for the responsiveness and communication and to Fabi (concierge) for helping us find so many great experiences to bring to the house.

Overall, this Airbnb villa is a hidden gem, offering not just accommodation but a memorable and delightful experience. I highly recommend it to anyone looking for a perfect blend of comfort, style, and hospitality. My stay at this villa in Tulum was an absolute dream. The moment I stepped in, I was captivated by the impeccable design and attention to detail. The villa seamlessly blends modern luxury with the laid-back charm of Tulum, creating a haven of comfort. The interior spaces are not only aesthetically pleasing but also thoughtfully arranged for functionality. Every corner tells a story making it feel like a true home away from home. Cleanliness and upkeep were top-notch, ensuring a pristine environment throughout my stay. The private amenities, from a tranquil pool to outdoor lounging areas, added an extra layer of relaxation to the experience. I will definitely return on summer with more friends and family... I can't wait to share all the experience with them

Casa Xuul is in a beautiful location!! It’s spacious and aesthetically pleasing. I wish I could give a Stella review, but for the price we experienced a fair accommodation. I say fair because, bedroom 3 has a window in the shower that does not close, allowing creatures inside. Bedroom 1 and 2 didn’t not have hot water during our entire stay. Bedroom 1 has an inoperable shade that doesn’t draw blocking one of the ocean views The kitchen garbage disposal was inoperative, upon the departure of the chef Jesus (WHO WAS AMAZING BTW) the sink would over flow from the dishwasher. Upon arrival, previous guests’ beer bottles and paper towels were left on property and in the pool. And although the listing stated we would have cleaning service, they did not clean I expected the used towels to be removed and at least the beds made. This did not happen. BUT Jesus is the stealer of the show, because of him he made our stay marvelous!!!! He is the best chef I have ever experienced!!!

Casa Xuul was a wonderful place to stay. They put a lot of thought into making it very comfortable. There are a variety of areas that are peaceful, private, and atmospheric. Both in the house and outside. The home is fantastic, and the staff is always nearby if you need anything. My fiancé and I chose to hire the chef, and it was one of the best experiences we've had. The chef, Jesus, was amazing. He came to prepare our meals right at the apartment. He is incredibly talented, charming, and gave us a wonderful dining experience. His expertise is remarkable, and his food is to die for. I highly recommend booking some meals with him.
