KINDLY NOTE: This particular property is for adults only (not suitable for children or babies sorry), other options available. Super-clean, fabulous Ocean Views & Location, Location, Location! With a 'Spot-On' address in the peaceful heart of Kingscote, this impeccably stylish 3-storey townhouse is sure to impress! Stroll to shops, cafes, the jetty, beach (just across the road), tour pick ups & ferry shuttle bus. Beautiful coastal walking trails, often seals & pelicans near the jetty & dolphins in the bay. IMPORTANT NOTE: 2 x King Beds are 'Standard Set Up' (one is a zip-king). If you require zip-king bed to be made up into 2 x Long Single Beds, please advise with booking request (48hrs notice rqd). Sofa Bed in Lounge Room is only included or set up when a booking is made for 5 guests (48hrs notice rqd). You can look forward to a meticulously maintained property, with modern, neutral styling, an upmarket 'hotel-style' feel, super-comfortable beds with white, hotel-grade linens, designer furniture, air conditioned (individually controlled in each room) & very importantly, on mains water. Multiple levels (3 storeys high) with fabulous views. THE LIVING SPACES: Downstairs is a spacious lounge room with huge 70" Smart TV which opens to a private courtyard, complete with Weber Q BBQ & outdoor dining table, plus laundry facilities. The mid-level kitchen & open plan living/dining overlooks the ocean, fully equipped including a Nespresso coffee machine & dishwasher. Convenient study-nook outside bedroom 2. GUEST NUMBERS: Base rate includes the first 2 guests, with a fee for extra guests/non-standard bedding (only booked, paying guests can stay or visit). Max 4 guests can be accommodated in 2 x bedrooms, using 2 king beds. Bed 2 is a zip-king, and by request (with adequate notice) may be made up into 2 x single beds. A 5th Guest can be accommodated by using the super-comfy Koala Brand sofa bed in the lounge room (sofa bed is only included if your booking is for 5 guests) BEDROOMS + STANDARD BEDDING: -Bedroom 1: Large bedroom privately located on the top level, with King Size Bed, ensuite bathroom, TV, opens onto a balcony with stunning views, thick curtains, individually controlled a/c, sofa. -Bedroom 2: Large bedroom located on the mid-level with King Size bed in standard set up (zip king) individually controlled a/c, thick curtains, adjacent to bathroom 2. Note: Bed may be made up into 2 x single beds by enquiry only (fee may apply, notice required), unless specifically pre-arranged this room is made up as a king bed. -Sofa Bed: Located in the Lounge Room, this is only available/included with bookings of 5 guests. It is not set up for bookings or 1-4 guests (only the 2 x king beds are set up when bookings are for 1-4 guests). LINENS: All professionally laundered, ironed white linens are provided, including Beach Towels, bath towels, tea towels, bedding etc. Staining from Fake Tan will incur a replacement fee as linen needs to be discarded. CONSUMABLES: Basic consumables are provided for your convenience (toilet paper, paper towel, dishwasher tablets, soaps, food wraps, pepper+salt, cofffee+tec etc.). CHILDREN: Unfortunately, this particular property is not suitable for children under 13 years-we have completed the styling & fit out with many beautiful but breakable items/books at low heights, light coloured textiles. We have other properties which warmly welcome families, so please enquire (however none of our properties are 'kid-proof' sorry). ACCESS: These amazing views & 3 storeys / split levels, mean stairs (and a good excuse for an extra holiday indulgence!)...however there isn't a lift, so if you have mobility issues navigating stairs, as much as we'd love to welcome you, this may not be the best option. But don't worry, we might be able to help you with suitable alternative accommodation, please get in touch. CHECK IN / OUT TIMES: Standard check in is from 3pm, check out by 10am. PETS: Sorry, pet's aren't allowed on the property. CLEANING: Normal housekeeping is naturally included & our pleasure-you certainly don't have to clean the whole house or strip the beds when you leave-that's our job! However, this is a luxury, large property (not a single hotel room) and we absolutely expect our guests to respect it: as per usual holiday rental etiquette, it must be left neat & tidy, certainly not filthy, spills wiped up, rubbish in bins, kitchen packed up/dishes washed (or dishwasher left running). Some Foods are not suitable to prepare in a holiday rental property out of respect for the next guests, & it can not be left unreasonably odoured (i.e. if it will stink so much that our next guests will refuse to check in, then it's not OK to cook inside-please use the outside BBQ). Thank you for removing dirty shoes before walking on the light coloured carpet. We don't have fish cleaning facilities anywhere on the property. TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended. There isn't an automatic refund if you can't get your flight/ferry etc-for this reason please don't forget to arrange your travel insurance.
