Welcome to one of our newest luxury Rolling River Holidays home, Summit Hill! This comfortable, spacious home bestows beautiful views of both sides of the Shenandoah Valley. Located on the hilltop of a private 10 acres, Summit Hill has magnificent views of the Blue Ridge mountains and a peek at the Appalachian mountains from the cupola. It also has a private pond, a sauna and the property offers a boat landing to the Shenandoah River a mile down the road!

We had such a great time at Frank’s place, Summit Hill. The location was beautiful and peaceful! Some of our group was interested in getting out in nature and others wanted to relax at the house. This place was perfect for all of us! Frank put a lot of thought into the comfort of his guests, and it really shows. Beds, pillows, linens, and towels are all excellent quality; no scratchy sheets or rock hard beds! We would gladly stay again! There was plenty of space outside for outdoor games too. We didn’t realize that, totally overlooked that possibility from the photos, but would recommend people bring yard games for those who like to be outside, it’s just lovely!
Beautiful home and grounds, just like the pictures. The kiddos were wowed when we arrived. Great place to stay for easy access to Shenandoah National Park. The beds were super comfortable. Less than 15 minutes from a Walmart Super Store that met our grocery needs. We made use of the gas grill and my son said it was the best hamburger he ever ate. Make sure you read the instructions about how to get there because Apple Maps couldn't do it. One section of the gravel road up to the house was pretty steep and our Honda Odyssey struggled a bit but made it without giving us too much concern. Frank and Grace were super helpful, responding to our questions within 15 minutes or less. We would absolutely love to stay there again.

We all really loved staying at Summit Hill. It was one of the best places we have ever stayed, and by far the highest cheered by the entire family when we left. Franke and his crew had the place so beautifully decorated for the holidays, including a tree that was one of the sweetest trees we had seen. This might just be one of the first places. All six adults said we want to go back to! The space was perfect, the layout was ideal. at first, we all had a little trouble finding the house, but when we did, it was worth it. Thank you, Franke, and his crew, for making our family Christmas so incredibly enjoyable. Thank you to Franke and everyone who helped make our family Christmas so peaceful and so homey. You really helped give us great memories. Thank you. A very merry Christmas to you and yours.
Great house, very comfortable and roomy . Dirt road to get there was a bit rough. Hoya Ed has some nice views of the surrounding countryside.

Hello, Frank and Angélique O'Reilly here, owners of Rolling River Farm. We live in Front Royal with our family and have been building and developing land in the area almost since we arrived over forty years ago. Every once in a while, you come across a piece of property that you don't want to let go of which is how we got involved in the vacation rental business. In the early years of the new millennium we were able to purchase the farm from the Hoskins family who had owned it since long before the Civil War. Rolling River Farm, now with four houses, sits on a scenic curve on the historic Shenandoah River. The first house, The Farmhouse, is a beautifully renovated and charming homestead. We have since added the 'River Overlook', the 'Pondhouse' and the 'River Snug'. Nearby are three more unique vacation homes designed and built by Frank to take advantage of the remarkable property, setting and views. All of these, including floorplans, can been seen by visiting Rolling River Holidays. Our daughter, Grace, currently manages Rolling River Holidays and will be able to help you with any needs or questions. We love the area and are thrilled to be able to share our lovely properties with travelers from around the world. We look forward to having you stay!
